What you have

Three kinds of counterpart sit under this heading, and all three hold the same kind of part. An investor has capital and no project that's cleared verification yet. A fund has a mandate and nothing at the scale that mandate calls for. An operator — a management company or a hotel brand — has the competence to run a property and no property to run. In each case, you hold a part: capital, capital under a mandate, or operating competence, looking for a match that actually fits it.

What's blocking you

What's missing across all three isn't money. Everyone here already has that, each in their own form. What's missing is an independent check on fit — whether the specific project in front of you actually holds up under a real calculation. For the investor, this shows up as doubt about one particular deal. For the fund, as a mismatch of scale. For the operator, as too few candidates worth managing. The shape differs; the gap underneath it is the same. Without a calculation, there's no reliable way to know whether what's on offer actually fits.

A second blocker sits behind the first one, and it doesn't depend on it. A project that clears the numbers still doesn't protect your capital on its own. Without a deal construction — who contributes what, who gets what, in what order, under what protections — entry into even a verified project stays exposed.

The calculation isn't built to land in your favor. It can confirm a project or rule it out, and nothing about it promises the numbers will work out. What NOZH earns for it doesn't depend on what the calculation concludes. It isn't a commission on closing the deal, either. Both follow from what NOZH does: it doesn't build, sell, or manage property itself.

The calculation doesn't stop at the numbers. It covers the deal construction too — who contributes what, who gets what, in what order, and under what terms — so a project that clears the numbers also has a way to protect the capital going into it.

Separate from the calculation on a project you bring us: a specific opportunity can also reach you from the other side of the table. Sometimes we're already producing a calculation for someone who holds land, an unfinished build, or a permit — and that person needs one investor to move it forward. When the fit is real, that calculation can be brought to you specifically, as the one investor it's built for. This isn't project-sourcing as a ready-made service, and it isn't a standing pipeline of deals — one calculation, matched to one counterpart.

Entry here starts at the core of the work, not at a diagnostic. There's no site to run a coordinates-only diagnostic on. The calculation on the project you bring is itself the first paid step, evaluated individually against how complex that project actually is.

What we need from you to start: materials on the specific opportunity you're weighing. A project proposal or documentation if you're the investor, your mandate's parameters or the scale you need if you're the fund, an operator profile if that's your part. The calculation works from what you actually hand us; it doesn't require a complete document package to begin.
