Resource Without Capital

NOZH structures development deals in Indonesia: it combines land, capital, permits, and management that currently sit with separate people into one workable construction, and produces the calculation each side needs to join it. This page is for owners who hold land or use rights and no capital to build on them. You hold a part of that construction, not a finished deal.

What you have

That land or those use rights can take several shapes: land held by a family or a community, with no single owner deciding alone; a Hak Sewa lease with long-term use rights and nothing built on it yet; or a parcel next to a property that is already running, where the zoning allows more than what currently stands, but nothing to build the extra with. In every one of these, you hold a part.

What's blocking you

Two things stand between that part and a completed project, and neither depends on the other. The paperwork isn't in place: no zoning conformity clearance (KKPR, confirmation that the intended use matches the local spatial plan) and no building permit (PBG), and no legal due diligence has been run on the parcel. Separately, there is no capital to build: even with every permit in hand, there would still be nothing to fund construction with.

What you get

Neither blocker stops the first step. From the parcel's coordinates alone, with no permit package required from you, NOZH produces a diagnostic: the zone and what it permits, where the parcel overlaps protected or green-belt areas, a volume estimate of what physically fits on the site, a program derived from testing the site's highest and best use, and a residual land value under that program. This is produced today by people working against published zoning regulation and the market data already on hand, not a promise of some future automated tool. On this diagnostic, and on the core calculation that can follow it, what NOZH earns for the work doesn't move with what the numbers turn out to say.

What happens after the diagnostic is not automatic. The core calculation, and every stage past it, only follows if the diagnostic shows a program the project can actually carry. Some parcels are small enough that this hasn't been modeled yet, and this page can't promise a further step to every owner who asks for the first one.

When the program does carry, the next move is designing the deal construction (who contributes what, who gets what) and, where it fits, bringing one private investor to that concrete calculation. This is one calculation, matched to one counterpart, built around your specific parcel. It isn't a standing offer open to every owner who asks. From that point on, this moves into deal accompaniment: NOZH takes part in the deal itself and shares in what it produces.

What we ask in return

The diagnostic is paid work, evaluated individually every time: how much it takes depends on the parcel's own parameters and on the human factor around it. What we need from you to start is the parcel's coordinates and whatever you already hold — a certificate, partial permits, anything on paper. The calculation works from what's actually in front of us; a completed KKPR package isn't a condition of entry.
